Owning a condo in Florida comes with unique perks and unique risks.

Condo insurance (also called an HO-6 policy) is specifically designed for unit owners- and it works a bit differently than homeowners insurance. That’s because your condo association typically carries a master policy that insures the building’s exterior, roof, and common areas. 

But here’s the catch: that master policy often doesn’t cover the inside of your unit, your personal belongings, or liability for accidents that happen in your space. That’s where your condo insurance steps in to protect everything within your four walls and beyond.

Let’s walk through the key coverages and how they apply to Florida condo living:

  • Dwelling Coverage (Interior Structure)- While your association’s master policy likely covers the outside of the building, you’re responsible for the interior- think floors, ceiling, countertops, cabinets, fixtures, and sometimes even drywall. This coverage helps pay for repairs or replacement if a covered event (like a kitchen fire or water leak) damages the interior of your unit. The specifics depend on your association’s bylaws.
  • Personal Property- Everything inside your unit that isn’t built in like furniture, electronics, appliances, decor, clothing, and more- is covered here. This protection applies whether your belongings are damaged by a covered loss inside your unit or even stolen from your car or while traveling. You’ll have the choice between Actual Cash Value (ACV) or Replacement Cost (RC), and we can help you decide which fits your lifestyle the best.
  • Scheduled Personal Property- Standard personal property coverage has built-in limits for high-value items like jewelry, art, antiques, and collectibles. If you own anything that would be difficult or expensive to replace, scheduling it separately ensures it’s protected at its full value with broader coverage.
  • Animal Liability-  Florida condo living often means close quarters with neighbors, shared hallways, and community areas. If your pet causes injury to someone else- especially in  common spaces like elevators or courtyards- this coverage can help pay for medical expenses or legal claims. Important note: Some policies exclude this coverage and/or certain breeds, so it’s crucial to disclose your pet type when building your policy. 
  • Water Damage- Covers sudden and accidental water damage from things like a burst pipe, leaking AC, or broken appliance inside your unit. In Florida, water damage is one of the most common claims, and having the right limits and terms can make a major difference. Keep in mind that flooding from rising water is not covered here- you’ll need a separate flood insurance policy for that.
  • Liability and Medical Payments- This protects you financially if someone is hurt while visiting your condo or if you cause damage to someone else’s property. For example, if a water leak from your unit damages the unit below, this coverage can help pay for repairs and potential legal claims. Medical payments coverage, on the other hand, helps cover small medical bills for guests who are injured in your condo- whether or not you’re at fault.
  • Unit-Owners Special Coverage A (Add-On)- Think of this as an extra protection for the gray areas. If your association’s master policy is vague- or excludes certain fixtures and improvements- this endorsement steps in to protect structural elements you assumed were covered. It’s especially valuable in high-end or newly renovated condos, where you’ve made improvements that could otherwise go uninsured. 
  • Rented to Others- If you’re renting out your condo to someone else- even a friend or family member- you’ll likely need to update your policy to reflect that it’s not your primary residence. Rental usage changes your risk profile, and your policy needs to account for tenant-caused damage, liability, and loss of rental income if the unit becomes uninhabitable due to a covered event.
