We’ll walk you through what’s covered, what’s not, and what add-ons might make sense based on your property, location, and your lifestyle.

What Does Homeowners Insurance Cover?

Homeowners insurance is designed to repair or replace your home and belongings if they're damaged by covered events like fire, wind, or theft. But not all policies are the same, especially here in Florida, where hurricane risks, water damage, and even screen enclosures can change what you need.

Let’s break it down:

  • Dwelling Coverage- This covers the actual structure of your home- walls, roof, foundation, and more- if it's damaged by things like hurricanes, fires, or falling trees. In Florida, this is the core of your policy, especially during storm season. It also helps cover things permanently attached to your home, like built-in appliances or flooring.
  • Personal Property Coverage- If your belongings- like furniture, clothing, electronics, or kitchenware- are stolen or destroyed in a covered event, this coverage helps pay to repair or replace them. Some policies use Actual Cash Value (ACV) while others use Replacement Cost (RC), which can make a big difference in what you get paid.
  • Screen Enclosure Coverage- In Florida, screened pool enclosures are common- and often excluded or limited for hurricane coverage in a standard policy. If you have a screened area, make sure you have the right coverage in place to protect it from wind, debris, and hurricane damage!
  • Water Damage Coverage- Covers sudden and accidental water issues like a burst pipe or leaking AC unit. But Florida homeowners should know this does NOT include flood damage or damage from long-term leaks or poor maintenance.
  • Scheduled Personal Property Coverage- Standard personal property coverage has limits. If you own high-value items like jewelry, fine art, musical instruments, or collectibles, this add-on gives those precious items some extra protection.
  • Liability Coverage- This can protect you if someone gets hurt on your property or if you accidentally damage someone else’s property. It can help pay legal fees, medical bills, and even lost wages.

Why Florida Homeowners Need to Review Coverage Carefully

Florida isn’t like other states. Between hurricanes, heavy rain, and rising insurance rates, it’s more important than ever to have a policy that fits your exact situation- not just something generic. Carriers are tightening their guidelines, and roof age, location, and even pet breed can impact your coverage options.

We work with top-rated carriers across the state to help you find the right balance of price and protection to fit your needs.
